When I first heard the story behind Brunn Remodeling it sounded a lot like others I’ve heard before. The company was started in 1965 by Mom and Dad Brunn out of a garage. Dad was the face of the company and Mom raised the four Brunn boys and did the books behind the scenes.

The boys began helping with the company cleaning job sites and providing “gopher” labor (that’s “Go fer’ this and go fer’ that!). After high school three of the four boys found permanent positions within the company and eventually bought it from their parents.

The company grew from a solid base of satisfied customers. In the 1990′s Brunn Homes was born to expand into home building. It was perfect timing as the home building market was picking up steam. Several locations were secured and by 2005 Brunn Homes was selling and building about 20 homes a year while Brunn Remodeling was designing and building another 1.5 – 2 million in remodeling.

Then, like you, everything changed…

In 2006 Brunn Homes hit the wall. The company had expanded into detached townhomes and high end single family homes on the geographic fringe of their core market. The years that followed weren’t kind.

By 2008 Brunn Homes was reeling and Brunn Remodeling, more or less untouched by the changing market, was beginning to feel the effects consumer’s changing behavior. That’s when Brunn decided to take back control of their companies.

The New Economy

So why can’t you sell new homes or design/build remodeling like you used to? It’s a great question and I don’t think there is any ONE answer. However, there are a couple that seem to resonate…

  • Most markets are down 80% from their peak. There are less buyers and they know it. Buyers are taking a longer time to make purchase decisions- searching for companies they feel specialize in what they’re looking for.
  • Your competition is a lot tougher than it used to be. The average to mediocre companies have been forced out of business. Those that remain are pretty darn good.
  • Demographics have shifted, especially for new homes. The Baby Boomers aren’t buying many new homes. Now the 25 – 45 age group (primarily Gen X and some Echo Boomers, or kids of the Baby Boomers) are making most new home purchases.

1. Buyers are taking a longer time to make purchase decisions- The sales cycle has increased DRAMATICALLY. With that, builder’s with no or poor follow up skills have suffered.

2. Your competition is a lot tougher than it used to be. Today your sales process and presentation needs to be flawless. Why? Because your competitors have improved tenfold. Winging it won’t cut it any longer.

3. Demographics have shifted, especially for new homes. According to a 2009 study by NAHB, the average builder member is 53 years old. The average Realtor is about 55 years old.
