RickStorlie new My True Story.. How It All StartedIf you’re like most semi-custom and custom small volume home builders the one question you ask yourself everyday is ‘how do I get more leads and sales?’ I bet you’re an expert builder but what about marketing?

Most home builders have a step-by-step process they use to get everything from the foundation in to the finish work done but when it comes to the marketing they only have a vague idea of what needs to be done to help prospects become buyers.

Creating a simple marketing and sales process for home builders is the reason I started my business. I saw home builders struggling without one and knew that there was a better way to sell more homes.

I started my career in 1988 as a framer working on an apartment building. The day after my high school senior year classes ended I found myself lifted up in the air 30 feet and putting sheathing on a gable roofend.

As I looked down on all the carpenters, plumbers, electricians and HVAC people I had a real eye opening experience. Each company was doing their own thing and no two companies were working together. I saw a dumpster full of wasted materials and wondered to myself, “isn’t there a betterway?”

Years later when I transitioned into selling new homes I had the same thought: “Isn’t there a better way to sell more homes with less wasted time and effort?”

After graduating college and hanging up my nail apron (my back still thanks me!), my builder introduced me to “See” sales training. I’m sure many of you have had the same training or have used the “See” techniques with your own sales people. My builder told me “See your model key? See your model? When am I going to See some sales?”

That was it. That was the entire sales process my builder had. It was like pointing to a cement truck, a pile of lumber and a hole in the ground and saying “when am I going to see this home done?”

My builder had no sales plan or process and it was no surprise sales were limp. I took this as a challenge and went to work creating a simple plan for builders to sell more homes.

What I discovered over the years is home builders are so busy keeping track of the production aspects of construction they don’t have enough time to find out what really works for marketing and selling new homes.

The bottom line is I have spent the last 20+ years in new home sales training with homebuilders to help them sell more homes in all sorts of markets.

“There are two things keeping remodelers from growing in this market. The first is a lack of time. The second is the inability and even fear of changing,” Storlie recently commented. “The Clients Delivered Done For You Remodeling System takes care of both of those.”

Consumers trying to figure out who REALLY is a remodeler isn’t easy today.the real deal Will the REAL Remodelers Please Stand Up!

As best I can tell there are three types (I’m not going to acknowledge the unlicensed scammers)…

  1. The single family home builder who saw their market contract by about 80% and was forced into remodeling to keep the lights on.
  2. The project manager who was laid off and started a remodeling business while looking for another job to get by in the interim.
  3. The remodeling company whose main focus is just that- remodeling. They’re focused on building a high volume, high profit renovation company.

Now, as best I can tell, most home builders really don’t like to remodel. They’ll do it until home building comes back in their local market and then won’t go after the business.

Most out-of-work project managers either found new jobs and/or left the industry completely. Their companies weren’t designed for long term success- just a plug for short term income needs.

That leaves the “real” remodelers.

Here’s a question that was posed to me from a couple of builders- “What can we do (right now) to increase our sales 10 – 30%?” How would you answer?Strategic Internet Marketing Heres a question that was posed to me from a couple of builders  What can we do (right now) to increase our sales 10   30%? How would you answer?

Wow, that’s a tough question! I certainly don’t have all the answers so I gathered up 4 other internet marketing companies and asked them if they’d like to help me with the question. I received four energized “Yes” responses.

After some careful strategic planning we came up with a plan. Here it is…


  • We’ll rebuild the websites in a WordPress platform so each builder can update their site without outside help

 

  • The new website designs will focus on engaging prospects (web 2.0)

 

  • Each site will have multiple tools to capture leads (our goal is to capture 5 out of every 100 unique visitors)

 

  • We will conduct a comprehensive search engine marketing (SEM) campaign to maximize the traffic to each site

 

  • Each new lead will be assigned to an automated nurturing program to encourage a phone call and/or site visit

 

  • The sales process of each builder will be modified to incorporate the online lead tracking technology and the current “outlet mall” mentality of most buyers

 

  • We’ll do it all in 6 months plus track and report the results (what worked and what didn’t)

 

We’ve submitted the case study to NAHB and hope to present the results at IBS in 2012.

When a home builder or remodeler asks Rick Storlie of New Home Sales Coach how to sell their services today, they get a dramatically different answer than just 12 months ago. Over the last 5 years Storlie has meticulously coordinated a sales process for home builders and design build remodelers. The sales process is designed for what Storlie calls, “outlet mall” home buyers.

“An outlet mall home buyer is a person who has been conditioned to believe they can purchase a top quality item for a bottom of the barrel price,” Storlie recently commented. “If builders aren’t engaging their prospects early in their online research, they (builders) don’t have an opportunity to build value and subsequently get ‘outlet mall’ prices.”

So what does all this have to do with blogging?

Today, with nearly 9 out of 10 home buyers beginning their search for a home builder or remodeler online, a blog allows builders to educate home buyers through differentiation and transparency. “A builder can no longer tell a buyer how great they are through traditional advertising”, Storlie reflected. “However, if they give the prospect a reason to engage them during the prospect’s online research and provide really helpful, relevant content- the prospect will pay attention.”

According to Storlie, a blog does 5 things for builders:Web marketing plan What can a home builder or remodeler do, right now, to increase sales 10   30%?

1.   Build trust- Potential buyers can see what the builder actually does, not just what they say they do.

2.   Create value- A blog allows builders to differentiate their homes and services from their competitors.

3.   Allows prospects to get to know a builder- Because a blog is informal, a builder can have a conversation where a prospect can get to know and like them.

4.   Expand the reach of a builder’s internet marketing program- A blog adds new content to a builder’s website, integrates with their social media program and the posts can be distributed into cyberspace to help increase traffic to a builder’s website.

5.   Doubles as sales follow-up- Regular blog posts create reasons to follow up with people and reasons for them to stay in touch.

Today, technology advancements and changes in consumer shopping patterns necessitate the integration of online marketing with a builder’s onsite sales process. Storlie suggests a static website, phone and even email aren’t enough anymore. He says new home and remodeling prospects are demanding more. And if a home builder understands how to leverage a blog it can do more for their bottom line than any other single form of advertising out there.

“If builders knew how to get started blogging and how easy it is, they could easily increase sales by 10 – 30%”, claims Storlie.
